This building was constructed in 1988 and consists of 35,000 square feet of 2 storey fully conditioned office/light lab space, and 63,000 square feet of fully conditioned warehouse light manufacturing space. The building is constructed of a structural steel frame and clad primarily with brick pre-cast panels with punched windows and some aluminum frame curtain wall.

Vertical circulation is provided by a single hydraulic elevator and several staircases. The building is fully sprinkled with an addressable fire alarm system with remote monitoring. The building is equipped with a card access entry system that is monitored and controlled by a central security centre.

The warehouse/light manufacturing space has ceiling heights between 24'-5" and 31'-7" and is serviced by 8 dock level overhead doors c/w sealers, motion controlled lighting and dock levelers.

HVAC is provided through packaged roof mounted units totaling 150 tons with multi-zoned constant volume distribution.
